QWhat's the difference between Housing Accommodation Act and Hotel Business Act?
Housing Accommodation Act has a 180-day annual limit but is registration-based and easier. Hotel Business Act has no day limit and higher revenue potential but is license-based with stricter building and fire requirements. We choose the appropriate system based on zoning and structure.
QHow long does the permit application take?
Housing Accommodation Act registration: 2-4 weeks. Hotel Business License: 4-6 months. Our partner administrative scriveners ensure smooth applications. * For both Housing Act and Hotel Business Act, if renovation is needed (fire compliance work, change of use, layout modifications, etc.), construction time is required on top of the above. QHow does a minpaku-purpose lease differ from a regular lease?
Minpaku operation is 'business use', so: (1) lease must explicitly state 'minpaku-permitted' or 'sublease-permitted (for minpaku)', (2) consumption tax applies to rent and management fees, (3) explicit owner consent required, (4) for condos, check bylaws prohibiting minpaku, (5) neighbor consideration required (notification, complaint handling).
QHow long from application to contract?
Usually 2-4 weeks from viewing to contract.
